A recession may actually be good for the real estate market.

That's the assessment from "Million Dollar Listing New York" star Ryan Serhant, author of the new book "Sell It Like Serhant."

"When the equity markets are strong, when GDP growth is strong, people don't like to put their cash into real estate," they said. "They like to sit and watch it grow and they get concerned that it's growing too much and then they don't want to do anything - and that's what we're in right now - that's why we're in a buyer's market."

If a recession occurs, Serhant thinks investors will get scared and put their money into real estate, which will stimulate demand and raise housing prices.
