NEW YORK ( TheStreet) -- PS Business Parks (NYSE: PSB) has been upgraded by TheStreet Ratings from hold to buy. The company's strengths can be seen in multiple areas, such as its robust revenue growth, reasonable valuation levels, increase in net income, good cash flow from operations and solid stock price performance. We feel these strengths outweigh the fact that the company has had somewhat disappointing return on equity.

Highlights from the ratings report include:
  • PSB's revenue growth has slightly outpaced the industry average of 16.4%. Since the same quarter one year prior, revenues rose by 19.6%. This growth in revenue appears to have trickled down to the company's bottom line, improving the earnings per share.
  • The company, on the basis of net income growth from the same quarter one year ago, has significantly outperformed against the S&P 500 and exceeded that of the Real Estate Investment Trusts (REITs) industry average. The net income increased by 22.3% when compared to the same quarter one year prior, going from $19.25 million to $23.54 million.
  • Net operating cash flow has increased to $51.05 million or 29.83% when compared to the same quarter last year. Despite an increase in cash flow, PS BUSINESS PARKS's average is still marginally south of the industry average growth rate of 38.67%.
  • The stock has not only risen over the past year, it has done so at a faster pace than the S&P 500, reflecting the earnings growth and other positive factors similar to those we have cited here. The stock's price rise over the last year has driven it to a level which is somewhat expensive compared to the rest of its industry. We feel, however, that other strengths this company displays justify these higher price levels.

PS Business Parks, Inc., a real estate investment trust (REIT), together with its subsidiaries, engages in the acquisition, development, ownership, and operation of commercial properties primarily multi-tenant flex, office, and industrial space. The company has a P/E ratio of 100.5, above the S&P 500 P/E ratio of 17.7. PS Business Parks has a market cap of $1.91 billion and is part of the financial sector and real estate industry. Shares are up 21.6% year to date as of the close of trading on Thursday.
