Shea Homes has rolled out two new subdivisions where it is guaranteeing the amount of energy used by offering to pay anything over a certain amount.

The homes, being built in Foothills at Layton Lakes in Gilbert and The Village at Litchfield Park, are certified by Environments for Living. They come with a guarantee if they exceed certain energy uses, the builder will refund 100 percent of the difference for the first two years.

EFL is a 10-year-old program that seeks to make homes more efficient by using different construction, heating and cooling systems. The Gilbert Homes are designed to perform at 15 percent above code requirements for energy efficiency, and the ones in Litchfield Park are designed to be 30 percent more efficient.
