Terreno Realty Corporation (NYSE:TRNO), an acquirer, owner and operator of industrial real estate in six major coastal U.S. markets, acquired an industrial property located in East Hanover, New Jersey on September 30, 2013 for a purchase price of approximately $20.0 million.
The property consists of three multi-tenant industrial buildings containing approximately 167,000 square feet on 11.7 acres adjacent to Highway 10 and near the intersection of Interstates 80, 280 and 287. The buildings are on Melanie Lane in East Hanover and are approximately 94% leased to 37 tenants as follows:
9 Melanie – Approximately 54,000 square foot distribution building 100% leased to a leading North American provider of ground small-package delivery services;
11 Melanie – Approximately 81,000 square foot multi-tenant small bay light industrial building with grade and dock high loading; and15 Melanie – Approximately 32,000 square foot multi-tenant small bay light industrial building with grade level loading. The estimated stabilized cap rate of the property is 7.4%. Estimated stabilized cap rates are calculated as annualized cash basis net operating income stabilized to market occupancy (generally 95%) divided by total acquisition cost. Total acquisition cost includes the initial purchase price, the effects of marking assumed debt to market, buyer’s due diligence and closing costs, estimated near-term capital expenditures and leasing costs necessary to achieve stabilization.
