In 2008, ProLogis' funds from operations, or FFO, dropped to $180.9 million, or 68 cents per share, from $1.23 billion, or $4.61 per share. Excluding non-cash items, yearly FFO was $3.68 per share. Analysts had expected 2008 FFO of $3.63 per share. FFO, which adds such items as amortization and depreciation to net income, is considered a key measure of REIT strength.
