I've been looking at Mills(MLS Quote - Cramer on MLS - Stock Picks). What is your opinion of this REIT?

James J. Cramer: My favorite REIT (real estate investment trust) these days in Federal Realty Trust(FRT Quote - Cramer on FRT - Stock Picks), which also operates shopping centers. Its yield is only half of what Mills offers, but I believe the underlying stock will perform better over the next year.
